Minutes to the Everglades National Park, the largest subtropical wilderness in the United States and just 120 minutes to Miami and South Beach what more can you ask for? OK, how about less than a day’s drive to Key West or a couple of hours on the high speed Key West Express.

Summer Seasonal Cycle Repeats Like Clockwork… Pending sales numbers fall back from the peak month of March or April, however June posted a slight tick upward of about two and one-half percent. The overall closed sales numbers retracted again in June about eight and one-half percent versus the nearly eighteen percent decrease in May from April.

 
Single-Family Home Purchases Remain Naples FL Closed Home Sale DataSteady… The closed sale activity for single-family homes is essentially unchanged in June versus May. Condominium sales didn’t fare nearly as well with the volume dropping almost eighteen percent in June from May. I believe that condominium sales are behaving as expected while the sales of single-family homes are showing that buyers are now jumping on the chance to own at these favorable prices. Also, financing condominiums pose additional hoops for buyers to jump through not the least of which are higher down payment requirements.


 

Naples FL Averge Home PricesWhat about prices... The average price paid for a single-family home remained unchanged June over May; however, the average price is roughly fourteen percent more than what was paid during the same period just 12 months ago. Condominiums saw less than four percent decrease in June from May. What’s most interesting is the jump in median price for single-family homes from $205,000 to $240,000 or a seventeen percent increase while the median price for condominiums moved downward by less than three percent.
 
Closed over $1 Million… Fifty-nine properties in the month of June.
It’s tempting to look at the month-to-month change… but in this highly seasonal market you must look at the overall change year-over-year. This is exactly why the graphs I produce show four years worth of data. It’s plain to see how 2010 like 2009 and 2008 are at a higher level than each prior year. I believe that the trend lines for pricing are now showing clearly an increase in the average prices supported by similar data in the median prices.

A note about the data… if you track the charts closely month-to-month you will see that the numbers for the most recent months may change slightly each edition. The reason is that the data in the MLS is changing due to additional sales posted and/or corrections made to the data for the closing date and price paid. The changes are minor.

 

Speaking of beaches, all within close proximity are the beaches of Marco Island, Naples Beach, Vanderbilt Beach, Barefoot Foot, and, of course, well know Fort Myers Beach.

And for major league sports, southwest Florida is home to the Minnesota Twins and World Champion Boston Red Sox winter training and the Florida Marlins in Miami. The Tampa Buccaneers and the Miami Dolphins provide the NFL action all within driving distance.

Arts, entertainment, and shopping are no secret in Naples either. The area also is home to three premiere hotels including the Ritz Carlton, upscale shopping areas and dining including the famed Waterside Shops, and 570 acres of conservation area with 40 acres of parks and nature trails in Pelican Bay. In Naples is Venetian Bay Naples' famed 5th Avenue and 3rd Street in Olde Naples. 5th Avenue and 3rd Street are home to wonderful restaurants, shops, art galleries, and The Sugden Community Theater. Last but not least, on Pelican Bay Blvd in Naples is the Philharmonic Center for the Arts - enjoy classical music, jazz, "Pops", chamber music, musical theater, and more.

High-rise luxury condos on the Gulf of Mexico and condominiums, villas, and single family homes on Venetian, Pelican Bay, and any one of the top Golf Communities are the height of luxury. These luxury locations don’t mean out-of-price range. There are properties in each of these locations that will meet everyone’s budget. Luxury properties are priced from over $1MM to many multiples of that. However, seasonal and full time residences are available from just over $100,000.
