Naples FL Luxury Real Estate truly is just that, it can be most luxurious. Naples, located on Florida’s west coast and on the Gulf of Mexico is in the sub-tropics. This makes it an ideal climate and provides outdoor sports, action, and leisure activities for all ages. Minutes to the Everglades National Park, the largest subtropical wilderness in the United States and just 120 minutes to Miami and South Beach what more can you ask for? OK, how about less than a day’s drive to Key West or a couple of hours on the high speed Key West Express.

Do you like sunsets? You noticed the beautiful sunset picture at the top of each web page right? It was taken on Naples Beach looking out on the Gulf of Mexico across famed Naples Pier.

COMBINED INVENTORY - Naples, Bonita, Estero

The combined inventory of available homes for sale dropped again in May 2013 to a new low level for the last 29 months. There are now 5,605 total active listings. New listings added in Naples in May was 652 compared to 1,372 added in April 2013.
PENDING SALES

The number of pending sale contracts holds steady at 1,171 contracts down just 2% from last month but 24% ahead of the same period one year ago.
CLOSED SALES

Closed sales volume for May was 1,026 properties which is within the top three all-time high months for closed sale volume since January 2006. It's down 12% from April which was the peak month for the preceding 89 months.
AVERAGE PRICE PAID

The overall average price paid for a property increased a whopping 15% month-over-month and 10% year-over-year to $519,000. The largest gains were for single-family properties.
MEDIAN SALE PRICE

(The number where 50% of the homes sell above and below.)

The overall median price paid remained pretty steady increasing just 1% month-over-month and it is up 8% year-over-year to $242,000.

A note about the data… if you track the charts closely month-to-month you will see that the numbers for the most recent months may change slightly with each edition. The reason is that the data in the MLS is changing due to additional sales posted and/or corrections made to the data for the closing date and price paid. The changes are minor.
 
 
 

Speaking of beaches, all within close proximity are the beaches of Marco Island, Naples Beach, Vanderbilt Beach, Barefoot Foot, and, of course, well know Fort Myers Beach.

And for major league sports, southwest Florida is home to the Minnesota Twins and World Champion Boston Red Sox winter training and the Florida Marlins in Miami. The Tampa Buccaneers and the Miami Dolphins provide the NFL action all within driving distance.

Arts, entertainment, and shopping are no secret in Naples either. The area also is home to three premiere hotels including the Ritz Carlton, upscale shopping areas and dining including the famed Waterside Shops, and 570 acres of conservation area with 40 acres of parks and nature trails in Pelican Bay. In Naples is Venetian Bay Naples' famed 5th Avenue and 3rd Street in Olde Naples. 5th Avenue and 3rd Street are home to wonderful restaurants, shops, art galleries, and The Sugden Community Theater. Last but not least, on Pelican Bay Blvd in Naples is the Philharmonic Center for the Arts - enjoy classical music, jazz, "Pops", chamber music, musical theater, and more.

High-rise luxury condos on the Gulf of Mexico and condominiums, villas, and single family homes on Venetian, Pelican Bay, and any one of the top Golf Communities are the height of luxury. These luxury locations don’t mean out-of-price range. There are properties in each of these locations that will meet everyone’s budget. Luxury properties are priced from over $1MM to many multiples of that. However, seasonal and full time residences are available from just over $100,000.
