Some things to think about...

Ask sellers why they decide to do For Sale by Owner and the answer invariably is "...to save the [Realtor's] commission...".

Ask buyers why they look for listings For Sale by Owner and the answer invariably is "...I'll pay a lower price because the seller doesn't have to pay a commission...".

Since there is only one Realtor commission for professional real estate services it makes sense that the Seller and the Buyer cannot both benefit by the amount of the commission. Unless, of course, the property's price is reduced below market value and this defeats the intent for the Seller. Selling property below a fair market value doesn't make sense does it?

The commission is split between the Realtor representing the Seller and the Realtor representing the Buyer. If the Buyer is purchasing a property below market value, assuming that you know the real market value, don't you wonder why?

There are potential risks for both buyers and sellers such as Sellers must comply with full disclosure requirements and strangers wanting to view your home. Buyers may not know what the seller is required to disclose, the current mortgage status (can the seller actually close?), and what are properties in the area really selling for.

For Sale by Owner - What you need to know...


In some cases, people think the best idea may be to sell their home themselves. Here is a list of just some of the basics that as your listing agent I will do. You should give consideration to how you will accomplish all this. Saving money on real estate commissions can cost you a fortune in lost time and lost money for your home.   • You must comply with state of Florida full disclosure laws
    Whether you use a Realtor or not, there is potential liability for failure to disclose
  • You will need a comprehensive market analysis.
  • You will need an expert price valuation so your home can sell quickly without under-pricing or even worse, over-pricing.
  • You will need a comprehensive marketing campaign in order to receive the highest possible price for your home.
  • You will need to network with other Realtors who have buyers who may be interested in purchasing your home.
  • You will need to creation of print material and create an lnternet presence.
  • You will need proper approved signage to promote your home.
  • You will need the proper representation to assure the transaction actually completes and takes place smoothly.
  • You will need someone to coordinate showings and other appointments.
  • You will need someone to qualify a prospective buyer before they set foot in your home.
  • You will need an experienced negotiator who knows what is reasonable and what is not.
  • You will need an expert who understands contingencies, cash offers, and so much more.
