Summer Seasonal Cycle Repeats Like Clockwork… Pending sales numbers continue to retreat from the peak month of March or April as they do each year. The overall closed sales numbers retracted again in June too just shy of ten percent. June 2010 is exactly on par with June of 2009. For closed sales, the overall volume retracted just over ten percent in June over May and it’s seven percent above 2009’s closed sales.

Single-family Homes and Condominiums Fair Equally… The volume of closed sales for single-family homes and condominiums both fell back. Single-family homes fell just less than four percent and condominiums fell just over four percent. However, compared to the same period last year single-family homes are up sixteen percent and condominiums are up more than four percent.

What about prices... The average overall price paid for a home was down six and one-half percent with single-family homes down less than four and one-half percent and condominiums down nearly seven percent. However, overall median price paid for a home was up more than two percent, single-family homes up nearly sixteen percent (from $222,000 to $257,000) and condominiums down just over ten percent. Single-family home purchases tend to be driving the market. The inventory of low-priced homes is diminishing moving buyers to a higher price point.

Closed Over $1 Million… Three properties in the month of June.

It’s tempting to look at the month-to-month change… but in this highly seasonal market you must look at the overall change year-over-year. This is exactly why the graphs I produce show four years worth of data. It’s plain to see how 2010 like 2009 and 2008 are at a higher level than each prior year. I believe that the trend lines for pricing are now showing clearly an increase in the average prices supported by similar data in the median prices.

A note about the data… if you track the charts closely month-to-month you will see that the numbers for the most recent months may change slightly each edition. The reason is that the data in the MLS is changing due to additional sales posted and/or corrections made to the data for the closing date and price paid. The changes are minor.

Running east-west through Bonita Springs to the Gulf of Mexico is the Imperial River. The river provides access to the gulf and enables many homes and communities to be built with private docks and boat ramps for the avid fisherman, boater, and water sports enthusiast.

U.S. 41 runs north-south making easy travel to and from Naples and Fort Myers along a stretch of highway that is home to dining, shopping, and entertainment.

Major league sports including the NFL and MLB are found in nearby Fort Myers, Miami, and Tampa. Arts and entertainment, beyond the mega movie theaters are located in Naples and Fort Myers.

Bonita Springs is well known for its very own Bonita Beach. Home to residences, marinas, dining, and of course, the beach!

Bonita Springs is home to several well know luxury golf communities such as Bonita Bay West, Pelican Landing, The Colony, Raptor Bay, Palmira and The Brooks to name a few. Found in Bonita Springs are high-rise luxury condos on the Gulf of Mexico and condominiums, villas, and single family homes in any one of the top Golf Communities provides the height of luxury. These luxury locations don’t mean out-of-price range. There are properties in each of these locations that will meet everyone’s budget
