Bonita Springs - Estero Real Estate Market Watch
The single-family home market in Bonita-Estero is starting to take off! The number of units sold (closed) in June is slightly above the 12 month average. Considering the “off-season” in southwest Florida, this is good. The trend for the past 12 months remains positive and strong.
The price for a single-family home in June of 2008 was approximately $625,000 or slightly below the 12-month average of $647,730. The 12-month trend lines shows a continuing decrease in prices, however, from what appears to be the bottom in February, March, and April there is now a decided increase. If this continues I would expect to see the 12-month trend line be flat or just slightly downward at the end of July.
The condominium market (including villa homes) in Bonita and Estero is still pretty hot! Price for condominiums increased in June to approximately $400,000 up from approximately $325,000 in May. This looks to be the beginning of a turnaround in condo prices. The unit volume did fall off substantially though, and this is in line with increasing prices and the southwest Florida “off-season”.

Running east-west through Bonita Springs to the Gulf of Mexico is the Imperial River. The river provides access to the gulf and enables many homes and communities to be built with private docks and boat ramps for the avid fisherman, boater, and water sports enthusiast.
U.S. 41 runs north-south making easy travel to and from Naples and Fort Myers along a stretch of highway that is home to dining, shopping, and entertainment.
Major league sports including the NFL and MLB are found in nearby Fort Myers, Miami, and Tampa. Arts and entertainment, beyond the mega movie theaters are located in Naples and Fort Myers.
Bonita Springs is well known for its very own Bonita Beach. Home to residences, marinas, dining, and of course, the beach!
Bonita Springs is home to several well know luxury golf communities such as Bonita Bay West, Pelican Landing, The Colony, Raptor Bay, Palmira and The Brooks to name a few. Found in Bonita Springs are high-rise luxury condos on the Gulf of Mexico and condominiums, villas, and single family homes in any one of the top Golf Communities provides the height of luxury. These luxury locations don’t mean out-of-price range. There are properties in each of these locations that will meet everyone’s budget
